As you have an Irish passport you do not need a visa, and residency is applied for at the Police Station in Puerto del Rosario or Gran Tarajal.
In order to apply for residencia you still need to prove you can support yourself both financially and health-wise. You will also need to first register on the Padron. You can do that at the Ayuntamiento in Caleta, for which you will need a copy of your escritura.

Currently the financial requirement is a minimum of 7.200,00€. For health you must have health-insurance equivalent to the state health scheme, ie no restrictions and no excess, and with an insurance company that is recognised by the Spanish Government.
Sorry to jump in, but does the €7200 need to have been in the Spanish bank for a certain amount of time before applying for residency? My partner has an Irish passport so would be looking for work when we move over there next year. We'll open a Spanish bank account for him. I have my NHS pension so have enough from that.
