Hi 

I am interested in purchasing a property in caleta .

What ongoing tax do you need to pay once you have your property ?

Is there a council tax ?

Do you need to pay a non resident Tax

There is a property purchase tax, your solicitor would have told you need to keep the receipt for it. This is an allowable expense when selling that same property. Normally at the point of your purchase there would be 2 cheques drafted, unlike UK TTFs to your conveyancer, one is for the value of the purchase and the other is the tax payable to the tax office.

Is there a council tax ? YES, in PDR (Puerto del Rosario ayutamiento) this is usually split in two "IBI" & "basura", the former is the property tax and the latter is rubbish collection. PDR ayutamiento collects IBI once a year, May(ish) and "basura" sometimes twice.

Do you need to pay a non resident Tax? Legally anyone with 2nd property in Spain should file Modelo 210. It is calculated on the ownership % and number of days. The % applied usually depends on the fact if your country (nationality) is a member of EU or not. RULE OF THUMB => use "Valor Catrastral" of your IBI, apply 1.1% (or 2% for properties with recent IBI revaluation), then to the amount apply 19% (for the UK nationals) whilst UK is a member of the EU. Modelo 210 is filed in arrears, so if you bought in Dec 2019, by 31/12/2020 you should file your Modelo 210 for 31 days of ownership. Obviously you may share the ownership of the property with your partner etc.....so it would be weighted by the %

Hi, last year I completed the Modelo 210 from for the Non Residents Tax. I can't find the website to do it this year. I think the website has changed and I struggled to find it, especially when I don't speak Spanish.

Can anyone me please?
