I have purchased a small property in CDF and have an Irish passport. I have taken early retirement. 

Can I get residency and live in Caleta? 

Dont qualify for golden visaand dont intend to work. Im a single person

Any advise woukd be greatly appreciated

As you have an Irish passport you do not need a visa, and residency is applied for at the Police Station in Puerto del Rosario or Gran Tarajal.

In order to apply for residencia you still need to prove you can support yourself both financially and health-wise.  You will also need to first register on the Padron.  You can do that at the Ayuntamiento in Caleta, for which you will need a copy of your escritura.

Currently the financial requirement is a minimum of 7.200,00€.  For health you must have health-insurance equivalent to the state health scheme, ie no restrictions and no excess, and with an insurance company that is recognised by the Spanish Government.

Thank you so much for your guidance... I hope I dont appear silly but the euro 7,200 is that the amount tjat must be in a bank account or isbthat thr amount i would need to be paying in each month.

That is the amount that needs to be in bank account, so you can just have a copy of a bank statement. You do not need to show an income amount.

Always advisable to have more in, so as much as you can would be good.  Once you have your residencia you don't need to prove it again.

Thankyou so much you have been very helpful. With becoming a reaident will it have any benefits for me... ie atm i have to pay 40euro a quarter to have a bank account etc

As a resident you will not have such high bank charges, indeed if you pick your bank carefully you won't have any.  For instance, we have an online account with BBVA and have no charges or restrictions.  Some banks state free banking provided you pay in a certain amount every month, BBVA online account does not have that restriction.

Also as a non-resident, you have to pay a further annual tax on your property.  As a resident you will not have that.

Of course you will have to pay your income tax in Spain. After your first year of residency here you will have to submit a tax form declaring all your world-wide assets.  After that it will be dependent upon your income and where it is from.  For instance, I have a UK state pension and although I have to declare my income every year I do not earn enough to have to pay tax.  For tax questions I really advise you to seek an asesoria (accountant) as it can be a minefield!  But I also warn you that to be an asesoria there is no obligation to be experienced or qualified, so you must be careful when finding one!!
